Terms and Conditions
MAISON LA RAMADE BOOKING CONDITIONS
Your contract is with the owners of La Ramade - Anne and Howard Ling and Linda and Martin Webb('the Owners').
Any matters arising from it shall be subject to English law and to the jurisdiction of the courts of England and Wales. If you are resident in Scotland or Northern Ireland, the courts of Scotland or Northern Ireland can deal with any disputes. The signed booking form must be accompanied by the deposit as stated on the booking form. The contract is binding only when the Owners issue its written confirmation and account with the lead party shown at the top of the invoice. Until then we shall be under no liability to you whatsoever. A deposit of 25% will confirm your booking when received along with your booking form. The 25% deposit under normal circumstances, is not refundable unless we are able to re-book the holiday. You may want to take out insurance against cancellation, ill health etc.Once you have paid you initial deposit the Owners must receive the final payment (75%) of the final balance at least 8 weeks before the start of your holiday. In addition the lead party must pay a £200 (approx. €290) bond to cover any damages or breakages. This bond is fully refundable should no damage be caused to the property.
The Owners' Responsibility
(a) The Owners will use their best endeavour to provide the holiday in accordance with the booking.
(b) If however, they are obliged to do so for reasons beyond their direct control, the Owners reserve the right to cancel any holiday accommodation. In this event, a full and immediate refund including your deposit will be made, and the Owners shall be under no further liability. In the case of force majeure causing the Owners to cancel any holiday, such as war, strikes, fires, natural disasters etc., the Owners reserve the right to deduct their reasonable expenses from any refund given.
Cancellation by you
All cancellations must be made by the person who signed the booking form, in writing by recorded delivery, registered post or fax, to the Owners and shall take effect upon the date of receipt of the notice of cancellation by the Company.
Cancellation charges
If you have to cancel your holiday, once we have received your signed booking form and deposit you will not be refunded your deposit unless we can re-book your holiday. As stated above you may wish to take out insurance against cancellation.
Amendments by you
If, after the Owners have dispatched written confirmation of your booking, you wish to alter any of the arrangements made, the Owners will do their best to accommodate your wishes. If you wish to alter the number of persons in your party the lead person shown at the top of the invoice will be still be liable for the original booking fee agreed regardless of whether there is a reduction in the number of persons in the party. The booking fee is for the house itself and not on a per person basis.
Price Guarantee
The Owners guarantee that once you have had your booking confirmed, no matter what happens to the exchange rate the price of your holiday will not be increased. Only government action can alter this. We reserve the right to change any of the prices, services or other particulars contained in this website at any time before we enter into a contract with you. If there is any change, we will notify you before we enter into such agreement.
Currency
The local currency throughout France is the Euro.

Website Accuracy
All information in this website has been compiled from up to date details and we have taken care to ensure that it is accurate. There may however be occasions when an advertised facility is either modified or not available. Such situations may be dictated by local circumstances, necessity for maintenance, water shortages, unsuitable weather conditions, fuel shortages, power cuts and other circumstances beyond our control, and if we are advised of this, we will of course inform you as soon as possible, but we cannot be held liable in such circumstances.
Complaints
Should you have a problem on your holiday, it is a condition of booking with us that you must report it to us as soon as possible. The Owners must be given the opportunity to resolve any issues brought to our attention and allowances be made by you for any local conditions regarding the reasonable amount of time taken to rectify the problem. Compensation payments will only be considered where it is proven that any reported problem had a prolonged or major impact on the enjoyment of the holiday booked. It is not acceptable to make a serious complaint after you have come home when the Owners in the UK were not clearly made aware of the severity of your concerns. It is therefore extremely important that if you have a complaint that is seriously affecting your holiday enjoyment you must write down brief details contact the Owners. Please note that we do not offer compensation resulting from activities of theft or accept any liabilities for such matters. All complaints should be made in writing to the Owners in the UK within 14 days of your return home. Any claims made more than 90 days after your return date will not be considered. Failure to follow these procedures, communicated through the lead party, will reduce or extinguish any rights you may have to make a claim against us.
Flight Timings, Aircraft and Airlines
Flight timings are for information and guidance only and may be subject to alteration.
Check in and check out
La Ramade is booked from 4pm (local time) on your arrival day to 10am on your departure day. Changeover days are Saturday unless agreed otherwise. On your arrival the maid may still be tidying up until as late as 2 to 4pm. If you arrive before 4pm and cleaning is finished you may of course go in. If you arrive early and cleaning has not finished you may have a swim in the pool while you wait or drop off your bags and explore the local area.
Breakage Deposits/House Conditions
La Ramade has a minor damage deposit of £200 (approx €290) which will be included on your invoice and payable with your balance. This amount will be refunded to you within 3 weeks of your return date, subject to damage. In the event of substantial damage/abuse to the house you will have to leave and find alternative accommodation at your own cost.
Travel Insurance
We do not proivde travel insurance. It is entirely your responsiblity to purchase your own travel insurance.
Passports, visas and travel advice
Holders of current UK and EU member states passports do not require visas to enter France, nor are vaccinations required at the time writing. For all non EU passport holders we must advise that it is your responsibility to ensure that you comply with regulations governing entry to France. If you are unable to travel as a result of documentation not being in order you will not be able to claim any refunds from us and cancellation charges would apply as set out. This includes not being able to travel due to a mislaid or lost passport. The Foreign and Commonwealth Travel Advice Office issues travel advice, which is regularly updated. Special requests
If you have a special request we will endeavour to carry it out where possible. We cannot guarantee that special requests will be met and are not liable if they are not met.
House Occupancy
All the names of those persons staying at La Ramade overnight, during the house rental period, must be given to the Owners before departure. The number of people staying at La Ramade must not exceed the maximum number as shown on this website. We wiil ask any person to leave the house in a case of non compliance. La Ramade are booked for normal holiday use only and pets/animals are not allowed.
Glass windows and doors
Please be very careful with windows, especially full length glass patio doors. The glass is not toughened and occasionally in a strange environment accidents occur more easily than they can do so at home. We are not liable for damage caused by glass doors and windows.
La Ramade and safety
We do not claim that the house is totally child friendly or safe and care should always be taken, especially around the pool area with supervision being given to children. The pool is fenced in accordance with French law. We have also advised you that the grounds of the house back directly onto a river so you should take care to supervise any young children in the grounds. We advise you to fully investigate the suitability of La Ramade before you book. Telephone us and ask us as many questions as you want. If something is important to you, then do not assume something but please ask us. Despite our efforts and advice given, it is ultimately your responsibility for the care and safety of the members of your group. The department of health has a free leaflet on Health Advice for Travellers, available by telephoning 0800 555 7777. If you have any concerns about the safety of La Ramade please contactthe Owners immediately. Any genuine problems brought to our attention will be dealt with as quickly as is locally possible, if feasible.
Our Liability
We are not liable for any claims for emotional or psychiatric injury or distress, loss or damage to your baggage, and loss or damage or anything occurring from the results of theft or attempted theft. Our maximum liability in any claims will be limited to the cost of your holiday. Our obligations in providing any service or facility, should be to do so with reasonable skill and care. The services and facilities included in your holiday will be deemed to be provided with reasonable skill and care if they comply with any local regulations which, or, if there are no applicable local regulations, if they are reasonable when compared to the local standards and customs. If any international convention applies to or governs any of the services or facilities included in your holiday arranged or provided by us, and you make a claim against us of any nature arising out of death, injury, loss or damage suffered as a result of the provision of those services or facilities, our liability to pay you compensation and/or the amount (if any) of compensation payable to you by us will be limited in accordance with and/or in an identical manner to that provided for by the international convention concerned (in each case including in respect of the conditions of liability, the time for bringing any claim and the type and amount of any damages that can be awarded). International conventions which may apply are the Warsaw Convention 1929 (including as amended by the Hague Protocol 1955 and Montreal protocol 1975), Montreal Convention 1999, Berne 1961, Athens 1974, Geneva 1973, Paris 1962. This means that we are to be regarded as having all the benefit of any limitations of compensation contained in any of these Conventions or any other International conventions applicable to your holiday. If you choose to issue court proceedings against us (subject to your compliance with our complaints procedure) then you must do so within two years of your return home. If we accept any liability or are adjudged to have for a claim that you make, you must assign to us any rights that you may have against any of our servants, who are in any way responsible for the failure of your holiday or any death or personal injury you may suffer, you must also co-operate with us in any claim. Other than that set out above and as detailed elsewhere in these booking conditions we shall have no legal liability whatsoever to you for any loss, damage, personal injury or death which you suffer arising directly or indirectly from any aspect of your holiday.
Data Protection
The Owners will not supply any personal client information to any third party excepting that which is required by a supplier to process your booking such as our bank.
General
It is the client’s responsibility to ensure that their documentation is in order. Please check them carefully.
